Pre-Construction Phase

Our Design Services – As a Design-Build Firm, we perform our services in two separate and independent phases. The first is referred to as our Pre-Construction Services Agreement. You will receive this document shortly after our initial meeting. In this phase, we work with you to conceptualize your ideas and develop them into a workable plan, determine the feasibility of the project with regard to permitting, engineering and construction, help to establish and monitor a reasonable budget, develop a detailed scope of work, and, finally, provide you with final pricing for the project. During the formative design stage, we will often involve many of our trusted trade partners, such as our plumbers and electricians to solicit their expertise. Typically, these “Pre-Con” services are performed for a modest fixed-fee, which is based on the complexity of the proposed project.

There are several benefits to you, as our client, to invest in this process:  First, it enables us to invest the necessary time to put forth our very best effort into developing the best design solution for you and your home. We’re not simply coming up with a “quick & easy” sketch with vague specs and a quick number, or in other words, what you should expect in a “free estimate”. We are actually investing quality time with you, and without you, to help you determine your best course of action. In fact, if we feel your best course of action is to not build, we’ll tell you that!

Secondly, since you should reasonably expect that we are well informed with regard to the costs of construction, you can expect that our designs will fall within, or reasonably close to, the stated budget range. We readily acknowledge that it would not be fair for us to take your design dollars and provide a plan that well exceeds the targeted budget range. We won’t do that!

Additionally, as Designers who are also Builders, we endeavor to develop your ideas into a plan that is functional, aesthetically pleasing, and build-able. As we design, we are constantly performing cost-benefit analysis’ to ensure that your project is not unnecessarily expensive. What might outwardly appear as a minor change to provide modest improvement might, in reality, be disproportionately expensive. We monitor these issues and alert you to them as necessary.

Finally, for a very reasonable investment, we are able to work together for a short period of time, thereby getting to know one another. Obviously, this “phase” gives us both the opportunity to make sure that your project is a good fit for our Company, and that our Company is a good fit for you.

Construction Phase

As indicated, going through the Pre-Construction Services phase does not commit you to using our company to build your project … but we certainly hope you do choose us! Once you have reviewed our Construction Contract, signed it and provided the initial deposit, we begin the Construction Phase.

The first steps in Construction involve completing the permitting process; having our Selection Coordinator, Catherine Ferraresi, begin working with our clients to make their final product selections; and developing the construction schedule. It is at this time that you will be introduced to our Production Team.  Led by Production Manager, Patrick Jacobs, our team is made up of  Project “Leads”, staff carpenters, laborers and our very own professional painter, Adam.  Pat and his team are all supported by our professional office staff including Dacia, our Administrative Assistant; Catherine, our Selection Coordinator and Cathleen, one of our Designers.  Your project will be assigned to one of our “Lead Carpenters”. This individual will be your primary contact throughout the project. Your “Lead” is the one you’ll see every day, will know every last detail of your project, and will ensure that your project is built to meet our high standards of quality. Oh, and don’t worry … you’ll get visits from George on a regular basis too!

As you likely have noticed by now … we go to great lengths to properly plan and prepare for all our projects before we build.  Once the actual construction begins, we endeavor to move it through to completion according to the schedule with as little delay as possible. Since our project designs are well thought out, our trade contractors are scheduled well in advance (and paid quickly, too!), and our Lead Carpenters manage their schedules daily, your project will move along very nicely. It is also important to note that not only are our Leads monitoring your project, it is constantly being monitored from the office. On a weekly basis, our entire Production management staff  take part in a scheduling meeting. It is at these meetings that we are able to review the progress on all our up-coming and on-going projects, and make adjustments to the staffing levels if necessary.  In other words, your Lead is never “flying solo”, he or she is backed-up by a whole supporting cast.

Post Construction

Near the end of the project, there will be a series of final inspections, both by your town’s building departments, as well as by the folks at GD, Inc.. That’s right, we perform our own, formal inspections as we near the end of projects to ensure that all of our work is completed to our high standards. Once we get done with our list, it’s pretty unlikely that our Clients will find anything lacking.


Finally, your job is complete. Yup, let’s be honest here … no matter how smoothly your project goes, you’ll no-doubt be glad when you get your home back.  But, if you need us for some fine tuning after the job’s done, we’ll still be here … you can count on that!
